
727 Carondelet is an adaptive-reuse hospitality development that will reposition the
1937 art deco Rabouin Vocational School into a 79-key full service, boutique hotel in
New Orleans’s historic Warehouse District, within walking distance to the Superdome,
Convention Center, National World War II Museum, and French Quarter, among other
local destinations. The redevelopment was started in October 2025, and will cost an
estimated $40 million. The hotel looks forward to welcoming its first guests in 2028.

The Four Seasons New Orleans is an adaptive-reuse hospitality and residential development that repositioned the historic 33-story World Trade Center into a world-class mixed-use destination on the Mississippi River. The redevelopment was completed in 2021 at a cost of $550 million. The redevelopment includes 341 luxury hotel rooms and suites, 92 private residences and penthouses, a new five-story podium with extensive meeting and event facilities, signature food and beverage venues, spa and pool amenities, and a two-level observation deck and cultural exhibit space. This transformative redevelopment preserved architectural heritage while establishing a flagship luxury hospitality asset and a catalytic waterfront destination for New Orleans. The Four Seasons New Orleans was recognized by the Louisiana Landmarks Society for Excellence in Historic Preservation in 2022.

The Julia at St. Charles occupies a previously underutilized site within the heart of New Orleans’ historic Warehouse District. Located directly across from historic Julia Row, and spanning the entire length of a city block, this former parking lot was converted into a residential complex consisting of 198 luxury apartments, parking garage, and ground floor retail space. Construction on the project was completed in 2019 at a cost of $50 million. The new development retains a historic carriage house, which is utilized as rental offices and managerial space. The Julia at St. Charles fosters a sense of place, adds residential density to the area, and respects the rich historical fabric of the city.

The Giani Building at 600 Canal Street, New Orleans, was a historic renovation project that transformed a set of three landmark structures into a vibrant mixed-use development. Completed in 2015, this redevelopment preserves the architectural charm of the past while integrating modern living and retail conveniences in the heart of New Orleans. The Giani features 44 upscale apartment units, blending historic character with contemporary design and amenities. Below the residences, 12,500 square feet of retail space accommodates a mix of shops and dining, activating the street-level experience along the bustling Canal Street corridor. With a total investment of $24 million, The Giani Building stands as a testament to thoughtful historic preservation and urban revitalization. Its strategic location and mixed-use functionality contribute to the ongoing growth and vibrancy of downtown New Orleans and the French Quarter.

The Alder Hotel is an adaptive-reuse hospitality development that repositioned the former Bristow Tower into the Freret neighborhood’s first hotel featuring 90 guest rooms with private balconies and a courtyard with an elevated pool deck. The redevelopment was completed in 2017 at a cost of $15 million. Originally constructed in 1963, the Alder retains all historic features with its mid-century modern decor in a nod to the building’s
history as a residence for physician interns, nurses, and other staff of the nearby medical center –then Southern Baptist Hospital. The Alder Hotel was recognized by the Louisiana Landmarks Society for Excellence in Historic Preservation in 2018.
